What Full Service Property Management Means to Us
When a property owner hears the term “full service property management,” a number of different things may come to mind. For Light House, we can sum up our concept of the term in four words: complete peace of mind. Our definition of “full service” means that we care for all aspects of a property so that the owner can be as passive or active from it as they would like to be.
One of the ways we accomplish this allowance for freedom by the owner is by including all local and municipal inspections in our base fee. Those are the types of small things that most people forget about until they get a letter in the mail, and then it has to be added to their long to-do list. Especially if someone owns multiple properties, local inspections can become incredibly time consuming.
In addition to taking care of all local inspections, our base fee also includes our visits to the properties for things like inspections, meeting vendors when necessary, and more. Full-service means we’re not billing owners hourly for normal maintenance of their units. We’re not only going to be reactionary when it comes to a home. Even if we haven’t heard from the tenants in several months, we’ll proactively stop by the property to make sure everything is still ok.
Full-service management also means that legally, we will act on behalf of the owner. We’ll sign leases on the owner’s behalf and even go to court in the owner’s place. Aside from signing leases, our service includes cleanings and project management every time a unit turns from one tenant to another.
We do our best to not only provide full service management, but excellent full service management. The difference between the two is that excellent full service management means that we’re operating in alignment with the best interest of the owner at all times. We’re not just finding tenants, we’re finding the best tenants possible. We’re not just running background checks, we’re running eviction histories as well. When the time comes to renew a lease, we use a “good tenant checklist” to guide us in the recommendation we make to renew with a tenant or not. If a tenant isn’t taking good care of your property, we’re ready to take on the task of finding another one.
All communication with tenants is handled by us, from move-in day to maintenance requests throughout the year. We secure contracts with local experts so that we always have trustworthy vendors at the ready when something goes wrong, and we try to resolve issues as quickly as possible to ensure tenant satisfaction. If a maintenance issue is going to be more costly, we’ll compare quotes between multiple companies to ensure we’re getting the best deal possible for the owner.
